How much does it cost?

30% + VAT of what we actually recover for you — whether that's money paid out, or an offset against your future rent. Nothing upfront. If nothing is actually recovered or offset, you pay nothing.

How long does the review take?

With complete documents, usually two business days to a first result. If documents are missing and we need to request them from the property manager, we'll give you a concrete estimate once we know what's involved.

What if I don't have all the documents?

Send what you have. In BTR projects, it's common for tenants not to have access to all the invoices the manager used to prepare the billing — there's a legal procedure for this (Section 8 of the Services Act), which we use on your behalf once you grant power of attorney.

Who actually does the review?

Your documents are first processed by automated analysis tools, which extract the data and check it against current legislation. But the output is always reviewed by a human before it reaches you — our team, or the cooperating lawyer directly. We never send you anything that only passed through a machine.

Question 5

When do you contact the property manager or landlord?

Never before you grant power of attorney. Until then, the analysis stays strictly between you and us — the manager has no way of knowing about it. Only after your consent does the lawyer step in and start acting on your behalf.

Can the landlord evict me because of this?

Accepted Answer

Not because of pursuing a legitimate claim — the law doesn't recognize that as grounds for termination. The real risk, in our view, isn't legal — it's the tone of the conversation, and that's something you control. Nothing happens without your consent, so you decide upfront how firmly to proceed. If you're still living there, we typically recommend starting gently; if you've already moved out, there's no reason to hold back.

Are you against landlords?

No, we're against specific billing errors. The vast majority of property managers calculate billing correctly, and with those there's no dispute at all — in that case, we simply tell you everything checks out. We only get involved where the billing doesn't match what the law requires.

Why should I trust you?

Accepted Answer

Because we don't rely on our own judgment alone. Every finding is backed by a specific legal provision, and the final call always belongs to a lawyer registered with the Czech Bar Association — not us, and not an algorithm. The claim also remains yours throughout; we only act based on the power of attorney you grant, which you control at all times.

Where exactly does the recovered money go?

Any amount recovered from the landlord goes into a dedicated escrow account held by the cooperating lawyer. Only from there is your share and our fee split out. Your money stays out of anyone else's reach the entire time.

Question 10

What happens to my documents? Who sees them?

Accepted Answer

Besides you, only our team and — if recovery is pursued — the cooperating lawyer have access. They go nowhere else. We store them encrypted on secure servers within the European Union, and delete them without undue delay once your case is closed.

Question 11

Can I revoke the power of attorney if I change my mind?

Accepted Answer

At any time — it's your legal right and it can't be restricted. If you revoke it before we've taken any action toward the property manager on your case, it costs you nothing. Details on revoking it after recovery is already underway are in our Terms and Conditions.

Do I have to go to court or start a conflict right away?

In most cases, no — a formal letter signed by a lawyer is usually enough to get a response. We treat court as a last resort, and only after discussing it with you first.
